Our rental agreement includes a no-tolerance policy around loud noise, excessive drinking that is disruptive to neighbors, over-occupancy, and parties. Pets Not Allowed If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $350 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, PSP will make every attempt to re-book my (OUR) Reservation. If PSP re-rents the property for the week of my (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $350 cancellation fee and 4% credit card processing fee (if applicable). If necessary, PSP may re-rent the property for the week of my (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a $350 cancellation fee and 4% credit card processing fee (if applicable). If PSP is unable to re-rent the property for the week of my (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable. Cancellations to multi-week reservations are subject to the same policy, however a 10% cancellation fee of the total rental rate, and 4% credit card processing fee (if applicable). Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.

"Great Views, but Disappointing; 2 real bedrooms, not 4.
The house is in a great location, and kitchen/living area, and 2 of the bedrooms were excellent. BUT, the property boasts 4 bedrooms and the listing insinuates you rent the whole house. There are only 2 usable bedrooms; one other "bedroom" is a loft without a door, closet or window coverings and another's door is literally accessed through the garage, in the basement level. It has high-set, opaque windows and so no real daylight and no view. One-third of the actual house is locked off as an owner's apt. Also, there is a resident skunk (!) on/near the property; we saw it 3 times, once when it crossed the backyard at sunset. Would not stay at this property again. "

"Our Moonlight Staycation
The name Moonlight "Masterpiece" does not even describe this place. It is was an amazing 6 days and both Caylie and Devereaux were awesome to work with! "

"Horrible experience
Was greeted by the property manager barefoot, feet full of sand and was told by him he just got done surfing. AC was not working in the main house and the AC unit was broken in the loft. Loft unit we were told would be replaced the next day which never happened. Washing machine did not drain and the second unit had such hot water only that we couldn’t use it in fear of it ruining our clothes. Bedroom off the garage had no AC and was very hot. House roof next door was where all the pigeons hung out. We were not able to keep the sliding balcony doors open because a pigeon got into our room!!! That was the highlight of the trip— trying to get that thing out! The square footage listed is not accurate. There is a portion of the house locked off. We were told it was the entire house. For what I paid for this house, it should have been perfect! We spent too much time trying to get things repaired. I would not recommend this property. "

"Moonlight review
The house was gorgeous and we all had the best time. Small things would have been helpful... more than one garage clicker. Since that was the primary way to enter the house, a few clickers would have made it easier since we were always all together. We may have missed a code to enter though. The house definitely needs a hot water tea kettle! It was a cold February weekend and we drank a lot of tea and are tea drinkers in general. Maybe a general kitchen inventory should be done. It'd be easy and affordable to add a few small things to make a stay a little more convenient. "

"Fantastic Property
Overall excellent! There is a bedroom off the garage which was perfect for my Mother in Law, no steps. There are a lot of stairs in the house. Kitchen and Barbecue were fantastic. Master bedroom is amazing. There are three balconies to enjoy the view of the ocean and the beach. The only real complaint is the mattress in the second bedroom and the bunk beds were not great. Probably need to be replaced. The pictures of the place do not do it justice. It's in a great area with a ton of restaurants and shopping a very short drive away. It is an awesome, amazing house and we will be back next year. "

"Moonlight Beach Retreat
The house is fantastic. Incredible views, sunsets, and conveniently located to one of the best beaches anywhere - Moonlight Beach. Additionally, it is conveniently located to many shops and restaurants. In two weeks I barely drove anywhere."

"Great views, house is outdated, dirty and in disrepair
We had several issues with the home during our short 5 day stay. The final issue ok our last night had us up until 1am(broken AC in loft). Also, the "room" with the bunk beds is just a loft sunroom, no doors or window covers. The master shower has moldy tile floors, the blue couch in loft appeared to be recovered from a homeless encampment, PlayStation was broke, washer and dryer were broke so forced to use the one in the garage bedroom which was a hassle. Soap was 1/2 full bottles of VO5 hot oil from the dollar store. Overall I wouldn't recommend the house, the views however are unreal. Property managers were responsive and as helpful as they could be but the homes condition seemed to be a challenge for them."
