In the event of a cancellation by Tenant, Tenant shall receive a refund of all payments made by Tenant, less an administration fee of $100.00 if the Premises are re-rented on terms set forth herein. If the Premises are not re-rented on the terms set forth herein, Tenant will not be entitled to a refund of any rent payment made hereunder. Whether or not the Premises are re-rented, Tenant, rather than Agent, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent for goods, services, or benefits procured by Agent from third parties for the benefit of Tenant that may have been paid out prior to Tenant’s cancellation.

There was dust on the walls behind the bed and some garbage. There was inner part of a shoe on the balcony. The furnishings are dated the sofa doesn’t sit wonderful or the chair in the den. They just seen a lot of use. The wall hangings are dusty. It could be updated with new furnishings and wall hangers. There were there were lightbulbs they were not replaced." Oct 27, 2021 - John G., Oneonta, NY "Vacation at Atlantic Beach When we arrived at the condo it hadn't been cleaned from the previous renters. It had toothpaste in the sinks, feces on the toilets, carpets hadn't been swept, kitchen was a greasy mess on stovetop, counters had food on them, spills in the refrigerator and freezer & bedspread was stained! We called Cannon & Gruber, Realtors to report our findings. We were told that one of their employees would be over to look at the condo shortly just too make sure we weren't crazy or overexaggerating! After the managing company did a walk through of the condo they contacted their cleaning company to report to them that the condo hadn't been cleaned! Upon returning back to the condo it wasn't as dirty, however, the cleaners never made an attempt to clean the spills in the refrigerator or the freezer & we still went around with sanitizing wipes so that we knew all touch surfaces had been properly sanitized! We all know how much these condos charge in cleaning fees. I'll let you decide for yourself after reviewing our rental experience if you think we received the services we paid for? Obviously someone didn't follow through with the cleaning of the condo rather it was the managing company or cleaning company! I won't be recommending this condo to family or friends. Kitchen drawers/cabinets were filthy and bathroom rugs hadn't been vacuumed in who knows how long much less washed. Throw rugs everywhere. Old and dingy bedspreads. Still can't beat the waterslide and all the things for the kiddos to do - that's the only reason I'm giving 4 stars." It offers 2 pools, one with a terrific waterslide, and another inside and miniature golf. The island residential area near the complex are so clean and well kept - really beautiful. The complex is family friendly and offers security and very little noise. The unit we stayed in was clean and adequately furnished and supplied. My only suggestion is an upgrade in the interior. Change from north woods winter cabin to light and bright beach front. Lose the dark brown paneling and claim the colors in your surroundings- blues, greens and pale but bright glow that is summer on the coast." The rental was clean, though with it being so busy during labor day weekend I could hear everyone and everything in the hallways. Early. 6:30am. Not sure who would be leaving at that time other than owners. Water main broke and we were without water for several hours and then our floor did not post the note about the boil water notice. The property was safe with security at the entrance and throughout the resort. Wonderful play area/courtyard near the pool (I wish we had found this place when our kids were young.) The resort is well maintained and we would recommend condo 330. A great place to stay with easy access to the beach." Only after an hour of calling, leaving messages and trying to find a "human" to help us, did we find a number for the emergency services person. They were kind enough to get in touch with the realtor and have someone call us. After another 20-30 minutes of waiting, someone did come and check us in. It would be nice if parents actually watched their children in the pool area. Walkway to the beach and beach area was great. I wish people would not leave up canopies (really takes away from the beach atmosphere). The room was nice with 2 bathrooms (I cleaned the mold off the shower heads as best as I could). The drawers still had bathing suits from the previous renters which I returned to the rental office. The dirty underwear from previous renters that I found behind the dresser - I left - wasn't touching that. The kitchen was sufficient but hard to cook in (no counter space). I cleaned and empty the dishwasher / dishes upon arrival (thought that was supposed to be done before we arrived). The kids loved the rental. We liked it. The mini golf was fun. We did have some issues with cleanliness this time however. The bedroom ceiling fan was caked with at least 1/2 inch of dust. The door slated door that goes to the a/c unit was caked with dust so thick you couldn't even see the slats. If the lack of cleaning could be addressed it would be perfect! We also love the pool!" We had a couple days of rain and one was a long hard rain. Can't stop mother nature but parking lot was flooded for 3 days. Had to park on a grass bank. Condo beside us was dry the next day.I never seen any drains. Wasn't till 3rd day of walkiing throw about a foot of water to get to the car the condo was then sub pumped and water was gone. That was on a Sat. Morning when we were leaving and new guest would of be coming in. Guess to make it look like nothing ever happened during the next arrivals."
