Enjoy the Guadalupe River in your own backyard on this 2 acres, gated and fenced, 4 bedroom 4 bath stunning home with beautiful decks to sit, relax, and watch the tubers float by! No waiting in line with the private river access just steps outside of your backdoor, as well as a fire pit (fire wood not provided). This home is located between the 2nd the 3rd bridge crossings on River Road. Spacious kitchen with an island, large dining area and living room. There is a double oven however one oven does not work and the replacement is on back order so you will only have access to one oven during your stay. The downstairs features 2 bedrooms with a queen size bed each and a full bathroom conveniently located between them. Upstairs you will find the huge master bedroom with a king size bed and not one but two full bathrooms, lots of space and a private covered deck with breathtaking views of the river!
On the other side of the kitchen there is a separate great room with a river view and 3 queen size beds. There is a bathroom and shower in this new addition and 2 beautiful French doors that both open up onto the large deck. This home has all the comforts of home including washer and dryer, cable TV and Wi-Fi (Wi-Fi and cell service in the River Rd area can be spotty). Private river access and the perfect escape for friends and family!
There are wonderful tube rentals, shuttle services, and entertainment up and down River Road! The closest tube rental to the home is Billy Goat's Gruff. The best fishing in the area! Just a short drive to Gruene and downtown New Braunfels, which both offer fine dining establishments, entertainment, and numerous activities. Gruene Hall is the oldest dance hall in Texas and a famous landmark. Gruene also offers great shopping, restaurants and wine tasting. Close to the outlet malls, Schlitterbahn and Canyon Lake. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. You can park 5 vehicles at this property. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

"Big House!
Big house with lots of space. The house was very clean, great location, and fast response time. The stairs down to the river are a bit slippery and the "floating dock" is very unsteady, we almost fell multiple times. Other than that, the house was great! "

"Great place right on the river
We were in San Marcos for my son's world series baseball tournament. Choose this house for the location and space it offered. Great house needs some remodeling but overall spacious and right on the river. All the neighbors were nice and respectful. Had a great time on the river to cool off from the 110-degree temperatures that weekend. Kids had a blast."

"NOT CLOSE TO GRUENE HALL
House was spacious and clean, but outdated, there were signs on appliances saying they didn't work, yard was overgrown, and patio furniture was dirty and limited for a house that accommodates so many people. We booked this house because we were attending a concert at Gruene Hall and VRBO listing stated 1.76 miles away, when we got address two days before our check in we mapped it and it was not, took 20+ minutes to get to Gruene Hall. We got the run around from VRBO, management said we could cancel and get a refund but by then no other houses were available in the location we wanted. "

"Great house, great location
Our family came together from all over the United States for six days. The house met our needs very well—plenty of bedrooms and beds with comfortable mattresses and linens. The common space was large enough to fit us all easily. We loved the closeness to the river, especially since it was so hot. The new floating dock was awkward and made getting in and out of the river difficult. Not sure if its purpose. The kitchen was well equipped —there were lots of dishes and silverware and kitchen tools but not a single cutting board, which made preparing meals difficult. When we arrived the AC was not working on the upstairs bedroom, but maintenance came and fixed it within a couple hours. We also noticed the kitchen and one bathroom water pressure were non existent—we couldn’t clean any dishes in the sink or dishwasher so we had maintenance come back and they fixed it while we were out. The management was very responsive.
We love this location and the house worked well for our needs. "

"Beautiful property!
We were down for our daughter’s wedding and had a very good stay. This property was very nice. It had everything we needed for a nice stay. It was clean and well maintained. The management company was extremely prompt and helpful in responding to any correspondence .
It is about a 20 minute drive to get to Gruene and/or New Braunfels. The river behind the property is quiet and beautiful. I would highly recommend this property to anyone who is needing a large, but comfortable space. "

"great location
Location was fabulous, good and direct access to the river. Provided games were a positive. Kitchen well stocked with utensils, pots, etc. Remember to bring your own kitchen towels if you plan to cook a a lot. washer and dryer were in great condition. House was as described. We had a great time. Hope to return next year."

"Third Time Staying
My family loves this property. We always have a great time! Location is perfect and amenities are Great! The only problem this time was that the freezer was not working so there was a constant beeping noise coming from refrigerator/freezer that was very annoying."

We enjoyed our stay! House was very accommodating for our group! We enjoyed cooking and gathering on the large porch areas.
A few minor items could have made the experience better.
#1 Easier access to the river from the property. The steps were in need of attention and there was poison ivy growing on and around the deck and steps making it difficult to access the river with tubes and coolers.
#2 One shower head hardware was broken on arrival.
#3 upper oven did not work.
Other than those things our stay was fantastic! We would stay again for sure!"

Great location on River Road near Mountain Breeze outfitters. Loved the private gated entrance. House was nice and well set up. Very clean.
Downside was there was no water access from the house which is the entire reason we rented this home, we didnt realize this. If there had been a way to get in and out of the water from the house, we would love to come back. "

"Beautiful House
We absolutely enjoyed the house. The large front yard gave us plenty of room to play and have fun. Backyard was beautiful with river views and grill. Minor updates on the interiors are required but the rest will take over them and make you forget about any negatives. "

"great getaway
We had a great time, place was very nice, worker came in right before and Clorox wiped everything down. Outside area and decks were nice! Water was a little low for our stay, which is normal in July, but the access to the river does need a little upgrade. We did have trouble getting into the river, but once in, it was wonderful!"

The house is pretty big. We were well satisfied with the house property. The far bedroom close to the garage has no coverage for WiFi. That was very disappointing. You have to go to the living room to get WiFi. I meant the whole house there was no good WiFi coverage. It’s only the main living room that you can get a good WiFi coverage. Kindly improve WiFi coverage. The comforters, for all beds in this matter, needs laundry. It looks dirty. Might need to put curtains that covers all the windows on that same bedroom for privacy purposes and so that people can still sleep in the dark when people decides to sleep in. It got too bright in that bedroom that people had the tendency to wake up early. Overall, we were very satisfied with our stay. The location was in between everywhere, in front of the river, had easy access to the river. Had a lot of areas that kids can play any ball games. Would come back and recommend this place to friends."
